Lately I've been watching Tiny House Nation on our cable TV. They come up with some very interesting and clever ways to efficiently utilize very small space. Of course you have to be an extremely well organized neat-freak to avoid it quickly becoming a totally disheveled pig-sty. But it's an interesting contrast to the wasteful McMansions that were built during the housing boom of the '90s.

I agree that 96 ft2 is ridiculous for us senior citizens, Fred. But it can be a very economical lifestyle for young adults who are just starting out. The video DOES show a tiny refrigerator below the counter in the kitchen area, and I suspect that there's a small toilet/sink/shower (no tub) somewhere behind the camera. Not sure what they do about laundry in this one, but the clothesline is probably outside (although there's nothing stopping you from stringing one up inside, or use a drying rack like the wife used to do for her hand-washed delicate stuff.)

But I've seen other "tiny houses" on the TV show with larger floor plans (200~600 ft2) that provide a little more elbow room and accommodate multiple residents (like a young married couple just starting out, or older couples who are either retired or their kids are ready to leave the nest.)
800~900 ft2 sounds about right to me... Maybe a little larger for me since I can't envision how I'd get up into a loft nowadays with only one leg... maybe if I was younger with a healthier heart, but a strictly ground-level floor plan is more my speed.

But it is a very sensible decision to downsize as we get older. It can get awfully expensive to light/heat/air-condition/insure & maintain all that seldom used "stuff" we've acquired and store in our McMansions. Need to hold a garage sale & get rid of it, and move into a smaller abode that is less hassle to own & maintain.

96 ft2 is ridiculous, but a McMansion is excessive and cumbersome. Everybody's needs are different... so it makes sense to carefully consider what the "right size" is to be economically, efficiently & sensibly comfortable without wastefully extravagent or ostentatious.

And "efficient" and "economical" doesn't have to mean "cheap""spartan" "crude" & "unattractive." Some of these smaller cabins and cottages are really quite luxurious and attractive!!!

What is the COST?

What is the LOT size?

What are the property taxes?

What are the amenities?

Is this in a crappy neighborhood, or what?

Can I get to stores that I WANT to?

God Almighty - what are the zoning ordinances?

The list goes on and on...
